Can I ignore soft fascia boards if my roof isn't leaking?

No. Soft or rotted fascia boards allow water to migrate behind your gutters, into your soffit cavity, and eventually to the roof deck and rafters. By the time you notice interior water damage, the rot has usually spread well beyond the visible fascia. Addressing it when you first notice it is always cheaper than waiting.

Should I replace fascia with wood or aluminum?

In South Florida's climate, aluminum or vinyl fascia is the recommended upgrade over wood. Aluminum does not rot, resists moisture, and holds paint far longer. The upfront cost difference is modest and the durability advantage is significant. On historic or HOA-restricted properties where wood is required, we use pressure-treated lumber and premium exterior primers.

Do I need a permit for fascia repair?

Minor fascia board replacement generally does not require a permit in most South Florida jurisdictions. However, if the repair involves structural components (rafter tails, framing) or exceeds a certain scope, permitting may be required.
